This product has worked for me, and I've used a lot of other products that haven't. Most other products have been to complex for the size of my company, or were to simple. This product is a perfect fit and has matured along the same time frame as my companies growth so it has worked well.

There is a lot more to this program than I imagined. I spent lots of time learning the features.

This is the first product I have personally endorsed and became an affiliate to sell. In the past I have tried many different spreadsheets but none of them compare.

It doesn't get better then HFS when comes to a well thought out product and excellent customer service. When I have questions or issues, HFS responds in minutes. That is really important as I am always on a deadline. Also, they have sent me short voice podcasts to help walk me through problems that may occur. Dave and his staff set the standard for customer service!

This tool is so easy to use. Your REI reports and presentations will look professional. HouseFlippingSpreadsheet takes the guess work out of cost estimates as long as you have a baseline of measurements and rehab requirements. Real estate investors will be pleased to receive information that lets them quickly decide "yes or no" on your deal. Knowledge of Excel is not a prerequisite.

This tool has helped me really do the full due diligence necessary when you are a full-time real estate investor. Would recommend this to the seasoned investor or someone just starting out; the graphs are great!

I use this product for basic single family fix and flips.

for repair estimates, its too complicated. we need to simplify it. to keep it simple categorize interior and exterior repairs. for interior have sections for kitchen, baths, rooms, flooring, paint, # windows, # doors, light fixtures, etc. for exterior do it the same, landscaping, patio, driveway, exterior paint, siding, etc. currently its difficult to navigate.

also it needs a quick check sheet where you can plug in all your values to see if its worth it or not on 1 page. 1 page with purchase price, ARV, repairs, holding cost and max offer. currently we have to jump around to 4 difference tabs just to get these values.

keep in mind we need to filter/weed out 20 properties before we find 1 good one. this will help simplify things for us and our contractors.

If you are a beginner, or a seasoned investor this is an amazing tool. I tried pretty much everything out there. I use this software every single day, I mostly revolve around the expense tracking and Budgeting features, but the projections are always pretty close to the real thing. I recommend this fully. They just released the Z4 update to the spreadsheet and its awesome. most complete and universal REI software I've found online.
I would have love the option to show each investor information for multi investor deals and to show each investor return base on investment and agreed percentage of return.. but like I said before, excellent product.
