Microsoft has recently launched some new security settings which make downloading and enabling the macros a little more challenging than in the past, so bare with us, but there are 3 steps you need to take in order to download the file & enable macros!
Microsoft launched new security settings that requires you to save files downloaded from the internet to a 'Trusted Location' like your Desktop or "My Documents".
To Save to Desktop: File -> Save As -> File Location -> Desktop
Microsoft typically provides a warning of "dangerous macros" that have been blocked in the file. This is a standard warning that Microsoft provides for all spreadsheet files containing macros that are downloaded from the internet.
If you trust the source (we hope you trust us), then you need to unblock the macros.
To Unblock the Macros:
On your Computer, find the File that you previously saved to your Desktop (in step 1), and right click on the File. Click Properties -> Security -> Unblock:

Once you've unblocked the Macros, you will finally be able to Enable the macros!
How to Enable Macros:
Once you've unblocked the Macros, you will likely see another Security warning at the top asking if you want to enable the content. On the message bar, click "Enable Content" which will enable the macros within the spreadsheet.
Macros are code/scripts that run within Excel that help automate common tasks, navigation, data crunching and reporting that operate behind the scenes of the spreadsheet. Macros are used throughout the House Flipping Spreadsheet and in order for them to operate, they need to be enabled.
This message is Microsoft's standard security message for all files that are downloaded from the internet that contain macros.

You may need to completely close out of Microsoft Excel, close out of the spreadsheet and then re-open the spreadsheet in order for the Security settings changes above to take place.
The House Flipping Spreadsheet is protected to prevent changes that could create bugs with the formulas or macros in the spreadsheet. All areas that are intended for data entry are highlighted in yellow throughout the spreadsheet.
In the paid version of the spreadsheet, if you need to make custom changes we can provide the password to unlock the spreadsheet.
If you are downloading the file using Internet Explorer/Edge, you may get a corruption error message.
Switch browsers to Google Chrome or Safari, or send us an email and we can send you a fresh spreadsheet file.
The app authorization in Google Sheets is similar to enabling macros in Microsoft Excel.
This is Google's standard warning for spreadsheets that have 'scripts' (macros in Excel) embedded in the spreadsheet.
The scripts in the spreadsheet are mainly used for the User Interface navigation, which allow you to click buttons and navigate around the spreadsheet in a more intuitive way than the tabs at the bottom of the spreadsheet. There are also help icons, support popups and a few calculations that use scripting.
In order for the User Interface to work, you need to 'authorize the spreadsheet'.
